Thank you for looking at our bright spacious lil' efficiency condo at Gulfview I.

It is located on the 2nd floor, there is an elevator though you are welcome to walk. 2 flights of stairs.

An efficiency condo means that the kitchen/dining flow right into the bedroom area - it is not separate. There is a nice queen bed for mom & dad, a pull out couch for the kiddos, and we do provide an extra airbed if you. have a grumpy teen coming along :) Max allowed is 5 people (yes a baby is a person!) as that is max building HOA allows - sorry. no exceptions.

Gulfview I is a very clean, well maintained condo complex with private beach access for all guests, a crystal clear/clean pool (not heated) as well as 2 heated outdoor Texas Sized jacuzzi tubs, one for family use and one adult only. The beach is about 100 yards away. Very nice seaside grill at Holiday Inn you can access as well for lunch and drinks.

One of the most popular amenities here is you can BBQ by the pool! There are half a dozen BBQ pits (bring charcoal) located by pool with a covered patio and seating/tables. Very hard to find on the Island

If it is gloomy out, there is an inside small community center where guests can chat, play cards or board games, or do puzzles or simply read to get outside.

The condo has a full sized fridge and stove, is fully equipped with pots/pans/forks/plates/etc as well as microwave. There is unfortunately no dishwasher here.

The patio has 2 chairs to watch the sunrise or sunset, and overlooks the parking lot and Schlitterbahn waterpark which is now called Beach Park SPI. it is walkable.

Gulfview I requires all guests to have HOA security wristbands. South Padre Trips pre-collects this fee before your arrival for convenience: $25 per person, fully refundable when you return both your wristbands and your parking permit at checkout.

Please take a photo of them left in the unit at checkout — that photo is your protection for the refund. During March and Easter week (Semana Santa / Holy Week), the wristband fee is $35 per person and is non-refundable. Guests must pay security directly in cash in March and during Easter on arrival may do so, though the cash rate runs higher than what we pre-collect. This is a complex HOA fee outside of our control — we want it fully disclosed before you book so there are no surprises.

Please note: If you are NOT 23 years of age you must contact us prior to booking for us to authorize the reservation as you will be subjected to additional damage deposit and/or damage coverage protection, plan fees, as well as additional stipulations, IF WE ACCEPT RESERVATION AT ALL.

Please contact us prior to making a reservation not after about these stipulations above as we have a strict cancel policy. We are fully disclosing this prior to booking and require all guests to read and agree to all house rules as well as submit a e-sign rental agreement contract with a pic of your photo ID to age verify. This is not optional.

We want to make you aware this is small efficiency condo and is not a true one bedroom condo to ensure that proper expectations are met and you understand this is a value priced budget space less than perfect

While the space is totally functional, it's just that it does not have a bedroom as its own private room and kitchen / bed and the couch / TV one room. Yes the bathroom of course has it's own space with a locking door.

- An electronic key code is provided they day of check in by 3 pm, generally not before to the phone number on file - An e-sign rental agreement we do email to you must be completed to prior to arrival along with attaching a picture of your photo ID. This is NOT optional and required to maintain our STR Rental License with the City. - Minimum age of primary tenant is 23 years unless you contact us prior to arrival. If under 23, additional damage deposit is required You MUST inquire if not 23 The maximum amount of guests indicated is the absolute maximum. We count infants (children under 2) as guests. In other words infants count on your total amount of guests allowed, no exceptions. The primary guest must check in and accompany guests. Subletting is strictly prohibited. - One of the beds counted is an airbed we provide with pump as well as potentially a sleeper sofa coach. Please bring bedding if you plan on using Property is professionally managed locally by South Padre Island Trips at 2600 padre Blvd 78597 - our office is open 9 am to 5 pm seven days a week of you should need anything. No Smoking * No Parties * No Exceptions Loud noises are NEVER permitted including music. Complex quiet time is 10 pm to 9 am. Pool is open 8 am to 9:00 pm including outdoor hot tubs (if applicable) BBQing on property is not allowed unless otherwise noted Check in is 3 pm. Check out is 11 a.m. Our rental includes a starter pack of toilet paper, paper towels, trash bags, soaps and dishwasher pods - it is not unlimited nor replenished. For stays more than 2 nights you may want to bring more we do not re supply. For our 1 bedroom condos, max is 1 car. For two & 3 bedrooms, 2 cars for parking though some properties may have less please check the description carefully. Additional free parking is available at the inter Modal bus station or at the post office on the Island as well as along Gulf Blvd. A golf cart is considered a vehicle FYI Generally NO PETS unless listing description indicates otherwise - if you do not disclose you will be evicted :( The pet fee for pet friendly properties is $75 plus 17% occupancy tax PER PET. If the property IS pet friendly, pets may not be left alone to bark, allowed on furniture, & all pet droppings must be picked up & properly disposed of. Pets are never allowed in or by pool areas nor are they allowed to be off lease on property Unauthorized / non registered guests are NOT allowed. Get togethers NOT allowed nor unregistered guests in pool area. At check out, you must turn the thermostat to 78 degrees, put all dirty dishes in dishwasher and turn on, and take all trash in unit out to dumpster. Failure to do so results in an excessive cleaning fee of $150 billed to the credit card on file Please message us prior to booking if you have any questions we are here to help :) Finally, whew! Thank you so much for getting thru all this. We want your stay to be awesome and no disappointments is all. South Padre Trips Staff Please note: in Month of March all renters staying at Gulfview I Condominiums are required to wear wristbands while on the premises, with the exception of children under 3 years of age. Guests between the ages of 13 and 25 are required to purchase a wristband. Wristbands may be obtained from the office during business hours or from the Property Monitor after hours, and a valid photo identification (driver’s license) is required. The cost is $40 per guest, cash only, and replacement wristbands will be charged at a minimum of $60. Please note that for Gulfview I Unit #205 and Unit #213, the Homeowners Association (HOA) requires a refundable security fee for access to the property. $25 per wristband (per guest) $25 per parking permit (per vehicle) These fees are collected on-site by the HOA and are refundable upon return of the wristbands and parking permits in accordance with HOA guidelines.
